Terms & Conditions
Apartment OU is an accommodation company, and all guest apartments are located in the center of Tallinn in a single complex of houses. We offer accommodation service with the possibility to book apartments by months and weeks.
TERMS OF ACCOMMODATION IN GUEST APARTMENTS::

e-mail: info@apartment.ee - The guest apartment can be rented by the week or by the month. The tenant of the guest apartment must submit his documents (ID card or passport) for himself and all persons living in the apartment at the moment of handing over the apartment. All persons staying in the guest apartment must be indicated on the Apartment OU check-in card. The date and time of handing over the apartment must be agreed in advance.
- All residents must be listed in the Tenancy check in card.
- Subletting the apartment without the consent of the Landlord is
not permitted (including Airbnb). - The sum of the deposit is equal to one (1) months’ rent. The deposit is payable in one instalment by bank payment.
- There is no Brokerage fees in apartment rental.
- There is no pets allowed in Apartment OU, by avoiding this rule guest should settle the fine and leave the apartment.
- Apartment OU flats are completely smoke-free – smoking is prohibited in the building (including the balconies and the estate). The fine is 250 EUR. Smoking allowed only outside in smoking area.
- There is WIFI and cable TV in all the apartments – Telia internet and STV television.
- Extra charges (utilities) will be added to monthly rental price.
Bookings and Payment
- We advise you to make your apartment reservation at least 1 week before
your arrival date. - You can make a booking by e-mail info@apartment.ee, by phone
+372 504 5444 or through our web page www.apartment.ee. - Minimum age for making reservations is 18.
- The apartment rent payment could be done: by bank transfer or in
our office in cash (EUR). You will receive all instructions about the payment with our
confirmation email. - On the day of check-in to the apartment, 2 invoices must be paid: the accommodation invoice and the deposit invoice.
- The deposit payment should be done before arrival in full amount by bank transfer. In the event of any damages done to the apartment or individuals, the deposit fee will be used to cover these damages.
- If you would like to extend your stay, please inform Apartment OU employees 1 month advance.
Check-in and Check-out
- Check – in time is from 12.00 till 17.00 if it has not agreed differently
- The apartment door code is personal and confidential. The guest responsible for the safety of his/her code. If guest loses his/her door code or keys and requires assistance to reenter the apartment outside office working hours (between 17.00 and 09.00), Apartment OÜ reserves the right to charge 30 EUR for the call out of the person on duty.
- The guest is also responsible for the safety of his/her keys. If you have
lost your keys please inform Apartment OU immediately – call
+372 504 5444. The fine for losing the keys is 190 EUR. - Check out time is 12:00 o’clock/noon on the day of departure if it has not been agreed differently.
- The required final cleaning of the apartment includes the following:
- Clean the floor with detergent, remove stains; Complete cleaning of all kitchen cabinets, shelves, etc.
- Stove and oven cleaning;
- Empty the fridge from food, defrost and wash the fridge and freezer (leave doors open and power off);
- Clean the kitchen walls of grease and oil;
- Wash the toilet, sink and shower with detergent; Clean the shower drain.
- Remove stains you left behind from doors, doorknobs and walls;
- Close the windows and balcony door when you leave the apartment.
Remember that the same waste disposal rules apply when you move in as when you live in an apartment.
If you have moved furniture in the apartment, please return it to its original place.-
The apartment must be left in its original condition upon release. If the condition of the apartment requires special cleaning, the tenant or the booker of the apartment compensates the cleaning costs in the amount of 50 EUR per hour.

- Keys should be returned to the Apartment OÜ team after the final cleaning if the apartment is no longer in use.
- If you would like to leave apartment before the date of the end of agreed accommodation period (or long term stay, more than 1 month), you should inform the staff of Apartment OÜ at least 1 month in advance. Accommodation is calculated monthly and no refunds will be made for unused accommodation period.
- The Apartment OÜ also undertakes to notify the tenants of eviction at least 1 month in advance (except in cases of damage to the apartment or property or failure to comply with the rules of living in the apartment. In this case, the apartment has the right to evict the tenants from the day.
- Apartment OU The deposit will be refunded within 7 working days of the termination of the contract, provided that no damages beyond normal wear and tear have been found in apartment, the apartment has been properly cleaned and all the keys have been returned to Apartment OÜ team.
Rates
- All apartment rent prices are published out on our website http://www.apartment.ee under each apartment type in euros. You can find special discounts in the section „Special Offers“
- Published prices includes:
- towels and soap,
- kitchen equipment and supplies,
- free Internet connection,
- cable television,
- free parking in a closed courtyard,
- use of the washing machine
- apartment cleaning 1 time/per month at your own request. We reccommend you to inform us about preferred cleaning day 1 week in advance.
Guest’s Responsibilities
- Moving in apartment tenant confirms, that he had controlled apartment equipment and general condition. Tenant confirms, that living rooms, sanitary ware, electrical equipment, locks, doors, windows, taps and sinks in good condition.
- Tenant informs about any issue regarding apartment and equipment in 7 days from moving in. If until this period tenant didn’t inform then no deficiencies are considered.
- Tenant allows the staff of Apartment OÜ to come and see the apartment both inside and outside and ensure access to the apartment as needed.
- Tenant agree to keep the apartment clean and tidy and return it to its original condition on the leaving day.
- Tenant agree to keep sewerage and drains blockage-free
- Tenant agree to use all electrical and sanitary equipment for its intended purpose, consuming water and electricity sparingly.
- Tenant may not make repairs or significant changes to the dwelling, nor shall the tenant distort, mark, paint doors, walls, ceilings or floors or install nails, hooks or screws there. At the same time, the tenant may not install or remove equipment or locks without the prior written consent of the landlord.
- Tenant agree use the apartment for living and does not allow third parties to use the apartment for any other purpose. With the permission of Apartment OÜ, the tenant has the right to accommodate friends/life partners in the apartment.
- The tenant is aware that possession of illegal narcotic drugs and other criminal activities in the apartment will lead to the immediate termination of the rental of the apartment. Apartment OÜ will notify the police of such activities.
- If the tenant behaves noisily or aggressively towards other, neighbors or apartment OÜ staff, the landlord has the right to stop renting the apartment. Apartment OÜ will notify the police of such activities.
- Guest apartments are not intended for events or parties.
- In Estonia peace an quiet is required from 23.00 a fine of 320 EUR for violation of the night’s peace.
- If a yard, terrace or balcony is part of the apartment, the tenant must keep it in good condition.
- The tenant agrees not to smoke in the apartment and does not allow third parties to do so. Smoking is considered a significant violation and gives Apartment OÜ the right to be evicted the tenant’s from apartment. The tenant is liable for damage caused to the entire apartment due to smoking. Smoking is strictly prohibited in apartments and stairwells! Smoking is only allowed in the yard. The fine for smoking in an apartment or stairwell is 250 EUR.
- Apartment OÜ is not responsible for the loss of the client’s personal belongings.
- Information about lost and found items can be requested by phone or e-mail. Apartment OÜ keeps the found items for a maximum of 1 month. After this period has passed, things are thrown away.
Pets
- Pets are not allowed.
Cancellation Policy
- If guest do not arrive, Apartment OÜ has the right to keep the prepayment to cover the entire accommodation period.
- If you would like to leave before the date of the end of the agreed accommodation period, please inform the staff of Apartment OÜ at least 1 month in advance.
Apartment.ee Liability
- Apartment OÜ is obliged to keep the apartment booked for the client only if all the prepayment conditions are done.
- Apartment OÜ is not responsible for circumstances beyond its depend (e.g. technical failures, utilities or other services).
- Apartment OÜ cannot guarantee complete silence in the guest apartment complex.
